Job  Asset Management Director
The Director of Asset Management will be responsible for developing and implementing standard reporting protocols to lenders, investors and other stakeholders; overseeing the development and implementation of short-term and long-term capital plans; adherence to compliance requirements typical of affordable housing properties; identifying and implementing operational improvements; and preparing properties for successful year-15 transactions. The Director of Asset Management will report directly to the Vice President of Redevelopment and will work closely with other KCDC executive and director-level staff. This position will be full-time and onsite at KCDC’s main office in Knoxville, TN.

Job  Assistant Property Manager
KCDC is seeking an individual with the desire to assist with the management of a residential community including responsibility for leasing vacant apartments, completing recertifications, conducting inspections, and sending tenant notices. The community may have a mix of market rate/workforce units, Low Income Public Housing, (LIPH)Low Income Tax Housing Credit (LIHTC) units and/or Project Based Rental Assistance. The Assistant Property Manager is a non-supervisory classification. However, in the absence of the Property Manager, the Assistant Property Manager may supervise site staff. The entire KCDC team works together to improve the quality of life of our residents, to ensure well-maintained and attractive properties, and to design outstanding business and professional protocols to achieve maximum funding to expand affordable housing in Knoxville and Knox County.

Job  Human Resources Director
Knoxville’s Community Development Corporation is seeking a Human Resources Director (HRD) to serve on its leadership management team. The HRD will manage all aspects of HR administration including recruitment, benefits, compensation, wellness and staff development. KCDC has 150 employees. The HRD will guide a team of HR professionals in addition to working strategically with other members of the leadership team and external alliances to establish the best in employment experiences for KCDC team members. You may be a great fit for this role if you have a passion to serve others and a mix of education and experience which may include a master’s degree in human resource management or related fields, significant experience in human resource administration, and progressive experience in program development, people management and strategic initiatives. Job  Leasing and Occupancy Specialist
The Leasing and Occupancy Specialist works as a member of a property management team. This position is responsible for leasing vacant apartments and day-to-day office procedures (leasing, recertifications, inspections, tenant notices). The community may have a mix of market rate / workforce units, Low Income Housing Tax Credit (LIHTC) units and/or Project Based Rental Assistance (Multi-family). The site must comply with all company policies and all relevant laws and regulations.

Job  Maintenance Supervisor
KCDC is seeking an individual with the desire to manage the maintenance and repair of apartment buildings. The incumbent plans, schedules, assigns, supervises, and coordinates the work of a maintenance crew in the performance of skilled tasks in several of the mechanical and building trades. The community may have a mix of market rate/workforce units, Low Income Public Housing, (LIPH)Low Income Tax Housing Credit (LIHTC) units and/or Project Based Rental Assistance. Your direct team may consist of the following positions depending on the size of the assigned property: Apartment Maintenance Technician(s) and Custodian. The entire KCDC team works together to improve the quality of life of our residents, to ensure well-maintained and attractive properties, and to design outstanding business and professional protocols to achieve maximum funding to expand affordable housing in Knoxville and Knox County.

Job  Maintenance Tech I
The Custodian performs general janitorial work to maintain assigned KCDC buildings and grounds. This position is responsible for keeping common areas clean and clear of debris to reduce risk to residents, visitors, and staff.

We are seeking an individual with the desire to lift up others by personal investment of time, talents and vocation in the furtherance of KCDC’s mission. OVERVIEW The Apartment Maintenance Technician performs skilled work in the maintenance and repair of apartment buildings and building fixtures. The incumbent works as a member of a maintenance crew and performs a variety of skilled tasks in several mechanical and building trades. TO BE EFFECTIVE IN THIS ROLE YOU WILL NEED • Passion to serve our local community through the work at KCDC • Technical knowledge to perform the essential job functions • Strong attention to details • Excellent problem-solving skills • Ability to communicate effectively MINIMUM REQUIREMENTS High School Graduation or GED and supplemented by completion of appropriate apprenticeship programs, or in-service training programs. Proficiency in the following mechanical and building craft trades: electrical, appliance repair, plumbing, and carpentry. An equivalent combination of education and experience may be considered. Preference may be given to applicants who hold the Certificated Apartment Maintenance Technician designation and/or have experience using Yardi Voyage software for work orders. Must have a valid driver’s license and safe driving history.

Job  Property Manager (floating)
KCDC is seeking an individual with the desire to manage all aspects of a residential community including responsibility for marketing, leasing, legal, financial, and administrative functions. The community may have a mix of market rate/workforce units, Low Income Public Housing, (LIPH)Low Income Tax Housing Credit (LIHTC) units and/or Project Based Rental Assistance. Your direct team may consist of the following positions depending on the size of the assigned property: an Assistant Property Manager, Leasing and Occupancy Specialist (s), Maintenance Supervisor, Apartment Maintenance Technician(s), and Custodian. The entire KCDC team works together to improve the quality of life of our residents, to ensure well-maintained and attractive properties, and to design outstanding business and professional protocols to achieve maximum funding to expand affordable housing in Knoxville and Knox County. This is a "floating" position assigned to work at different property locations as needed.
